A…One of the biggest mistakes 1st time Buyers make is looking at homes they can’t afford. They go on-line, plug some numbers into an on-line financial calculator and begin to look at homes on the internet based on what was calculated. The problem with these on-line calculators is that they don’t provide the Buyers with the extras…homeowner fees, utilities and property taxes. Therefore, the biggest mistake 1st time Buyers make is looking at homes they really can’t afford.
Another mistake a Buyer makes is not planning for the future. What will be your needs in the next 3-7 years? Will the home be large enough, will the location be ok for work, schools and major highways. Does the home have amenities nearby; is the area what you really want, in a neighborhood or a quiet piece of property?
Put together a list of things you want versus what you must have in a home and make sure you look at this list before going out and seeing homes. This list will prevent you from buying on impulse, and will help you to evaluate and compare properties before making an offer.
Lastly, educated yourself about the buying process particularly financing and escrow. As a Buyer this is one of your largest financial decision you will make in a life time, hire an experience and competent Realtor to guide you through the process…don’t do it alone!
